the issue is not on your side but on the tenant who left early and did not pay off the balance of the rent due. you own the house and tenant violated the lease agreement so they forfeit living there. you have no issues but the tenant will have if they attempt to use you as a reference. how long has the tenant been gone? and do you know he will not come back? if you release it and there is a deficiency as to the rent not being paid until next tenant shows up to pay you can have a legal issue and can sue him and collect what you lost. also, sue for any damages they may have created.
